Downs River Park opened on June 17, 2026. The neighborhood around it won't be done until 2029 or 2030, and that's if the plan holds. So in its first fall, the 10-acre park is a finished space with construction on most sides. The Log Cabin at its entrance isn't open yet. Central Park next door is still being built. River Street, along one side, is about to be torn up for the winter.
That timing changes what the park is good for right now. For the next few months it does its best work as a connector. It links the Thursday Farmers Market, the rebuilt Ford Field, the Hines Drive pathways and downtown's October calendar in a way the old racetrack fence never allowed.
A Park Finished Before Its Neighbors
Hometown Life describes it as the first completed public amenity in the 49-acre redevelopment. That redevelopment started when Northville Downs closed in 2024. Hometown Life's report from the opening lists what's in it: 2.5 miles of walking and biking trails, pedestrian bridges, native landscaping, more than 1,400 new trees and public art installations through the Detroit Institute of Arts.
The centerpiece is the Rouge River. It ran underground through a culvert from the 1960s until crews daylighted it in 2025. According to Hometown Life, Mayor Brian Turnbull said at the ribbon-cutting that Friends of the Rouge had surveyed the river earlier that week and "found nine different species of fish now flourishing." His advice to the crowd that day, as reported in the same Hometown Life story:
"Slow down today. Slow down. Enjoy it. Notice the attention to detail."
The houses are just starting to fill in. In Hometown Life's July 31 tour of The Downs, residents were already living in the Toll Brothers section south of Beal Street, and the first buyer on the FHS side north of Beal was due to move in the following week. The full plan calls for 428 housing units, a total that includes the apartments. Toll Brothers expects to finish its portion in 2028, and the 178-unit apartment building is set to open in 2027. For now, most of the people on the paths are coming from somewhere else in town.
What the Park Connects This Fall
The city sees River Park as a link from the start. Turnbull's August 18 Northvillian newsletter calls it "connected to the Hines Drive pathway system" and "the first of 5 river walk sections that will be completed throughout Northville in the near future." The same newsletter describes an eventual route that would let someone walk or bike south toward Ohio or north toward Mackinaw City. That's the long-range vision. The links that work this October are much closer.
The park's southern edge sits across from the Farmers Market. At the opening, Turnbull told WXYZ the market draws about 3,000 people on a Thursday. In the September 29 Northvillian, the city reported that Seven Mile Road was finished and the pathway in front of the market was "finalizing." At Ford Field, the newsletter says the Hutton Street sunrise gateway overlook plaza, near the CVS, "is done," with a dedication planned for October. The new Ford Field playground opened June 12, five days before the park. It includes accessible swings, musical play and sensory equipment.
Put together, a fall loop on foot looks like this:
- Start at the Farmers Market at 550 W. Seven Mile on a Thursday morning.
- Cross into River Park and follow the paths along the daylighted Rouge. The September 29 Northvillian suggests peering "under the bridge at all the aquatic life."
- Pass the historic log cabin at the park entrance. You can look at it from outside, but it isn't open yet.
- Continue to Ford Field for the new playground, the Hutton Street overlook plaza, Serenity Point and the new fence at the waterfall area.
- Finish downtown, where October's events run through the end of the month.
Dogs are welcome on the loop. Northville Parks & Recreation's general park rules require them to be leashed and under control, and owners have to clean up after them.
The Market End Point Closes First
The loop has a deadline. The Northville Chamber of Commerce lists the 2026 Farmers Market on Thursdays from May 7 through October 29, 8 a.m. to 2 p.m. The city's September 29 newsletter says the market runs "till 11/1" and adds "Get your pumpkins." November 1 is a Sunday, not a market day, so the Chamber's page is the one to go by for the final Thursday.
Some park-adjacent seasonal stops have already wrapped up. The same newsletter gave Custard Time's last day of the season as October 4. It also listed Parmenter's Cider Mill as open.
Once the market closes, the park's south end loses its biggest regular draw until spring. After that, downtown's calendar is what gives a walk through the park somewhere to end up.
October and November, Reached on Foot
The Northville DDA's October in the 'Ville schedule and the Chamber's holiday listings fill the weeks after the market closes.
| Date | Event | Time | Where |
|---|---|---|---|
| Oct. 1 to 31 | Skeletons Are Alive | All month | Downtown |
| Oct. 15 | Witches' and Warlocks Night Out | 4 to 9 p.m. | Downtown |
| Oct. 29 | Trunk or Treat | 6 to 8 p.m. | Downtown |
| Nov. 20 | Holiday Lighted Parade, then tree lighting | 6:30 p.m. parade, 8 p.m. lighting | Downtown, Town Square |
| Nov. 21 to 22 | Hometown Holiday Greens Market | Sat. 10 a.m. to 6 p.m., Sun. 9 a.m. to 3 p.m. | Main and Center streets |
| Nov. 21 to 22 | Hometown Holiday Handmade Market | 10 a.m. to 6 p.m. both days | Northville Community Center |
None of these happen in River Park itself. We couldn't find any park-specific programming on the city, DDA or Parks & Recreation calendars for this fall or winter. The Chamber says more Hometown Holiday activities are still to be announced.
The Pieces Still on a Spring Timeline
The parts of the project that would make the park a destination of its own are on later schedules.
- Mary Gilbert Log Cabin. Hometown Life reports that the relocated cabin will eventually serve as a welcome center. As of the city's June 2026 strategic priorities update, exterior work was substantially complete, but window and door repairs were still to come. Hometown Life reported in October 2025 that once it's finished, the cabin will offer tours by appointment and on select weekends. No public opening date has been announced.
- Central Park. The 1.25-acre park was still under construction in late July. The August 18 Northvillian expected it to be finished in late fall. The September 29 edition says it "will be completed soon & dedicated in spring."
- River Street. The same September 29 newsletter schedules River Street construction from "Late Fall into Spring." The work covers drainage, street work, utility poles and parking. The city hasn't published specific closure dates or detours yet.
- The apartments and retail. The 178-unit building and about 18,000 square feet of neighborhood retail are part of the plan, and the apartments are expected to open in 2027. No commercial tenants have been named.
In the August 18 Northvillian, Turnbull tied the Downs development to the historic downtown, "where we will be celebrating our bicentennial in 2027." If the current dates hold, Central Park will be dedicated this coming spring and the apartments will open in 2027, so the park should have more around it by then. This fall, the quickest way into it is from the Farmers Market across Seven Mile on any Thursday through October 29.
